Summit Identifies Industrial Site in Columbus

Summit Real Estate Group is pleased to announce the land acquisition of a 36.3-acre industrial development site in Etna Township, Licking County, Ohio. Acquired on behalf of Summit’s Arrowrock U.S. Industrial Fund V, the speculative Class A industrial project will be known as Etna Crossroads and include a ±262,785 SF multi-tenant warehouse.

Strategically located east of Columbus in the established Etna industrial submarket, Etna Crossroads offers excellent access to Interstate 70, providing efficient connectivity throughout Central Ohio and the ability to reach nearly 50% of the total U.S. population within a one-day truck drive. With proximity to many of the region’s major corporate investments, including Intel’s chip plant, Anduril’s Arsenal-1 manufacturing campus, Invenergy’s large-scale solar production campus, and several hyperscale data center developments, the project is well positioned to capitalize on sustained industrial demand. Virtually no existing Class A industrial vacancy further reinforces the market’s strong long-term fundamentals.

Designed with flexibility in mind, Etna Crossroads will target manufacturing, distribution, and industrial service users. The building will feature a Class A rear-load design with 1.85 acres of outside storage and excess trailer parking, providing flexibility for a variety of tenant requirements.

Construction is expected to begin in Q3 2026, with delivery anticipated by Q3 2027.

Summit is also under contract on an adjacent 27.8-acre site that will serve as a future Phase II of Etna Crossroads. The expansion is planned to accommodate up to approximately 325,000 SF of additional Class A industrial space across multiple buildings, further expanding the project’s ability to meet growing tenant demand.
