Acquired on behalf of Summit’s Arrowrock U.S. Industrial Fund V, the Class A industrial development project will be known as Catawba Commerce Center and include one building representing approximately 221,000 square feet.
Strategically located in Catawba County, the project is positioned within one of the country’s most manufacturing-intensive and supply-constrained industrial markets. The region benefits from a highly skilled workforce, ranking among the top in both North Carolina and the U.S. for manufacturing employment, supported by a strong legacy of industrial activity and workforce training programs. With immediate access to Interstate 40, Highway 321, and NC-16, the site offers excellent connectivity to Charlotte and can reach approximately 60% of the U.S. population within a one-day drive, further enhanced by proximity to Charlotte Douglas International Airport, a major hub for American Airlines. The market is supported by strong population growth and sustained industrial demand, yet remains severely undersupplied, with virtually no available Class A industrial space, positioning the project to meet critical demand in a high-growth, underserved market.
Designed with flexibility in mind, Catawba Commerce Center will target manufacturing, distribution, and industrial services tenants. The building will feature 32’ clear heights, a 185’ truck court with trailer parking, and a modern rear-load, multi-tenant layout, offering users efficient space in a premier location.
Construction is expected to begin in Q2 2026, with delivery anticipated in Q1 2027.
