Pershall Business Center, located in St. Louis, Missouri, was a 261,380 SF, single tenant manufacturing building at the time of acquisition in Q2 of 2004. The building contained approximately 20,000 SF of office space, 45,000 SF of freezer space, and 195,000 SF of manufacturing space. The building had 22’ clear ceilings throughout the manufacturing area (40’ clear in the freezer), three separate truck loading areas, and heavy electric. The business plan called for the building to be converted from a single tenant manufacturing building into a multi-tenant office/warehouse facility. The building was sold in 2011.
