South Florida Distribution Center (Bldg. A)

South Florida Distribution Center comprises three Class A buildings (Bldgs. A, B, and C). In Q3 2023, Summit’s Arrowrock US Industrial Fund IV acquired Building A and an adjacent site where Building C has been constructed. Building A is a Class A, 224,560 SF multi-tenant warehouse building in Pembroke Pines, FL. Located north of Miami, FL, in Broward County (the second most populous area in Florida), the property is easily accessible to Florida’s three primary north/south freeways – I-75 (8 minutes), Florida’s Turnpike (28 minutes), and I-95 (32 minutes). Significant geographic constraints including the Atlantic Ocean to the east, the Everglades to the west, and wetlands throughout, have contributed to the region’s lack of industrial supply. Constructed in 2018, the Class A rear-load, multi-tenant warehouse is currently demised into three suites and includes 32’ clear heights and a 125’ truck court. The business plan included repositioning two of the building’s three suites and leasing the spaces to north Miami manufacturing, distribution, and industrial services companies.
