One of several Summit-led ground-up development projects currently under construction, I-10 Coastal Commerce Center in Milton, FL, northeast of Pensacola, recently held a groundbreaking ceremony to officially kick off the $27 million project (upon full buildout) and introduce the industrial development to the local and regional business community. Several media outlets covered the event, and attendees included Santa Rosa County Administrator Brad Baker and other elected officials who have supported the development since its inception. The 12.7-acre industrial site was acquired by Summit’s Arrowrock U.S. Industrial Fund IV in Q2 2024.

Upon completion, I-10 Coastal Commerce Center will be a Class A, 181,182-square-foot multi-tenant warehouse portfolio comprising two buildings. Located northeast of Pensacola in Santa Rosa County, the site is part of the county’s 88-acre Northwest Florida Industrial Park @ I-10, along Highway 87, less than one mile from Interstate 10 and within an hour of Interstate 65. As the region’s primary east-west connector and a main north-south connector to the beach communities, the I-10 corridor is pivotal in Northwest Florida’s rapidly expanding economy.
Designed with flexibility and modern functionality, I-10 Coastal Commerce Center is set to attract a wide range of users, including manufacturers, distributors, and industrial service providers, who are looking for high-quality space in a strategic location. Building 100, totaling 53,610 square feet, will feature 32-foot clear heights, a 130-foot truck court, and is being developed as a build-to-suit for Mondelez International, a Fortune 500 food and beverage company seeking to expand and modernize its regional footprint. Building 200 will offer 127,572 square feet of Class A industrial space, 32-foot clear heights, and will include dedicated trailer parking, making it ideal for multi-tenant use and logistics-focused operations. Building 200 is available for lease and can accommodate tenants from 15,000 square feet to a full tenant user. For more information, contact Elizabeth Forsythe and Tom Watson with CBRE.
Construction on both buildings began in Q1 2025, and delivery is expected by Q4 2025.
