Summit Real Estate Group is pleased to announce the launch of Arrowrock U.S. Industrial Fund V, LP. The private equity real estate fund will focus on ground-up industrial development, following a strategy similar to Summit’s Arrowrock U.S. Industrial Fund IV, LP, which is approaching full deployment.
Arrowrock U.S. Industrial Fund V’s investment strategy is to generate superior risk-adjusted returns by developing speculative, multi-tenant industrial assets in high-growth U.S. markets. The strategy seeks to capitalize on the demand for these assets due to numerous demand drivers, including manufacturing onshoring as a result of growing geopolitical risk, the flight to modern facilities as companies grow and invest in their businesses, the U.S. manufacturing “evolution” with the construction of chip plants, enhanced investment in energy independence including oil production, EV plants/battery plants, solar production, etc., and continued e-commerce growth.
Fund V will focus on developing multi-tenant industrial buildings which are proximate to population centers and critical infrastructure. These modern buildings will incorporate features required by today’s tenants, including a high dock count, trailer and outdoor storage, and enhanced electric service. Summit’s projects will include both single buildings and multi-building industrial parks.
