451 Commerce Park Reaches Full Occupancy Following Tenant Expansion

451 Commerce Park, a 260,084 SF Class A industrial portfolio in Apopka, Florida, has achieved 100% occupancy following an expansion lease with existing tenant NWS Next.

Originally leasing 84,165 SF in Building 100, NWS Next recently expanded by an additional 24,467 SF, securing the final available space within the development and bringing the park to full occupancy. Erika Thompson of Lee & Associates represented NWS Next in the transaction.

Located in Orlando’s Northwest Orange County industrial submarket, 451 Commerce Park consists of two Class A warehouse buildings strategically positioned adjacent to State Road 451 with convenient access to State Road 429 and the greater Central Florida transportation network.

Construction on the project began in the second quarter of 2023, and both buildings were delivered in the second quarter of 2024. Building 100 is now fully occupied by NWS Next and Katana Racing, while Building 200 is leased to Architectural Glass.

The completion of NWS Next’s expansion underscores continued demand for modern industrial space in the Orlando market. Leasing at 451 Commerce Park was led by Foundry Commercial’s Justin Ruby, Joey Woodman, and Travis Hammond, whose efforts helped drive the successful lease-up of the development.
